A large villa (three floors, 3/4 bedrooms, large kitchen, living room, dining room, car parking space for 6 cars) set in the beautiful mediaeval hill town of Montefelcino in the Le Marche region of central Italy. The house is half built in the no longer available local stone and has thick walls and wooden windows, high quality marble and olive tree wooden floors, high ceilings. Quite furnished. Three en-suite bedrooms, a little office, a living room, a dining room, a wide kitchen, a laundry and a very wide garage, three balconies, one of them in the big attic overlooking the hills. The ground floor still needs refurbishing in two rooms (garage and laundry with walls showing the stone). Fotovoltaic panels with 6 kw power have been installed to provide free electricity and a year proifit of about € 3000. A further solar panel plus a condensation gas boiler provide hot water throughout the year, a digged in water tank collects the rain from the roof and two wood burning stoves and four pellet ones heat the whole house, although the pre-existing diesel run radiators can still be used if needed. Satellite tv in two rooms. The garden offers 1280 sqms of green and secular trees (huge oaks, olive trees, chestnut trees, roses plus space for an orchard. Finally there`s a passage on the back with a hidden underground protection shed.

Three en-suite bedrooms, a little office, a living room, a dining room, a wide kitchen, a laundry and a very wide garage, three balconies, one of them in the big attic overlooking the balconies with great views and comforts. Lounge with Sky TV, living room, library. Breakfast served on the balcony if weather is nice.

The property is one minute walk from the centre of the village, and has immediate access to the surrounding countryside. It is only 25 minutes by car to the Adriatic Riviera (including the resorts of Marotta, Cattolica and Fano) and 30 minutes from the renaissance city of Urbino (birthplace of Raphael). The Rossini festival in Pesaro is 40 minutes, whilst the Macerata opera festival and the Pergolesi opera festival in Jesi are both only an hour away.
Almost every night of the week there are outdoor mediaeval pageants, markets and banquets in the nearby towns.
The Oak Tree B&B is special because of the friendliness of its staff that speaks English, German and French too. The landlord is British and the landlady Italian but both very open minded and happy to come in contact with different views and cultures. We really want our guests to feel at home offering them all our help and support and guiding them throgh the area. The house is very spatious and offers fantastic relaxing views on the open landscape with hills and fields of olives and sunflowers.
A large villa dating back to the 70s set in the beautiful mediaeval hill town of Montefelcino in the Le Marche region of central Italy. It was planned and built by the local `unique` Doctor who enjoyed observing the stars from the roof. The house is half built in the no longer available local stone and has thick walls and wooden windows, high quality marble and olive tree wooden floors, high ceilings. We welcome international tourists and anyone interested in exploring this glorious territory.
